About the Project

About This Flooring Project

A complete flooring renovation and repaint on Glenlake St. in Edgewater. Edgewater holds a large stock of vintage courtyard buildings and pre-war apartments along the lake, where original floors are often worth restoring rather than replacing and plaster walls need proper preparation before paint.

Running flooring and painting as one project rather than two saves a full round of protection, masking and clean-down. It also means the order of work is decided once, with floors sanded and sealed before final wall coats go on, instead of each trade working around damage left by the other.

FAQ

Flooring Renovation FAQs

Can original hardwood be refinished instead of replaced?

Often yes, and where the boards have enough thickness left it is usually the better outcome. Old growth hardwood in Chicago buildings is frequently better material than what would replace it. We check thickness, cupping and previous sanding before recommending refinishing over replacement.

What is the difference between solid hardwood, engineered and luxury vinyl plank?

Solid hardwood can be refinished repeatedly but reacts most to humidity. Engineered wood is more dimensionally stable and works better over concrete or below grade. Luxury vinyl plank is fully waterproof and the most forgiving underfoot, but cannot be refinished. The right one depends on the room and the subfloor.

Does the subfloor need work before new flooring goes down?

Sometimes, and it is worth knowing before rather than during. Uneven, damaged or squeaking subfloors telegraph straight through new flooring no matter how good the material is. We assess levelness and condition first and price any correction openly.

How soon can we walk on the floors?

It depends on the finish system used. Site-finished floors need cure time before furniture returns, and that time is not negotiable if you want the finish to hold up. Prefinished and click-lock products are ready far sooner. We tell you the real timeline for the system you choose.

Can flooring be installed while we live in the home?

Usually, with phasing. We work room by room or floor by floor, protect the areas that are not in progress, and keep access routes clear. Site-finished work has cure periods that limit access temporarily, which we schedule around your household rather than the other way round.
