About This Bathroom Project

A complete bathroom renovation on Cullerton St. in the South Loop. Much of the residential space in this part of the city is converted loft and newer condominium stock, which usually means working inside a building’s shared plumbing arrangement and to an association’s rules on hours, access and protection of common areas.

In a building like this the fixture positions are largely dictated by where the stack runs, so the gains come from layout efficiency, storage and material choice rather than from relocating everything. The work was scheduled around the building’s rules on hours, access and protection of common areas.

FAQ

Bathroom Renovation FAQs

How long does a bathroom renovation take?

A bathroom is smaller than a kitchen but usually more intensive per square foot, because waterproofing, tile and plumbing all have to sequence correctly with curing time between stages. Rushing those stages is where most bathroom problems start, so the schedule reflects them honestly.

Can the layout change, or does everything stay where it is?

It depends on the plumbing. Fixtures placed near the existing stack are straightforward to move. Relocating a toilet or shower further away can mean new drain runs and floor work, which is achievable but changes the cost. We map the plumbing before drawing a new layout.

What happens if there is damage behind the tile?

It is common in older bathrooms and it is one reason we do not quote a full price on the surface alone. Once demolition exposes the substrate and framing, we show you what is there and what it takes to correct before continuing, rather than tiling over a problem.

Do you handle waterproofing?

Yes, and it is not an optional line item. Substrate preparation and waterproofing under tile are what determine whether a bathroom lasts. It is invisible once finished, which is exactly why it is worth doing properly the first time.

Can you renovate a bathroom in a condo building?

Yes. Condo bathrooms usually come with association requirements around work hours, protection of common areas, insurance certificates and approval before demolition. We ask for the building rules at the start and build the schedule around them from the beginning.
